How much does it cost to build a warehouse in Sharjah?

As of 2026, the structural shell of a typical industrial warehouse in Sharjah costs in the range of AED 1,000 to 1,500 per m². This covers the building structure in either PEB or hot rolled steel, excluding fire fighting systems and MEP, which are priced separately based on your facility’s specific requirements. Here is what actually determines where your project lands in that range, and why.

The base range: AED 1,000 to 1,500 per m²

This covers the warehouse structure itself: engineered, fabricated and erected, in either pre-engineered building (PEB) or hot rolled steel construction. It does not include fire fighting systems or MEP, and there is a good reason for that, covered below. Where your project sits within the range depends primarily on the structural decisions: spans, heights, loads, and the structure type you choose.

PEB vs hot rolled steel: which one, and what it does to cost

For most warehouses, and especially for bigger projects, PEB is usually the cheaper and more suitable option. Pre-engineered buildings are optimised at the design stage so every kilogram of steel is doing work. Fabrication is faster, and erection is faster still. The economics improve as the building gets larger, which is why the majority of large industrial sheds in Sharjah’s free zones are PEB.

Hot rolled steel earns its place when the structure has to do more than enclose space. The clearest example is cranes. For heavy structures such as crane-carrying buildings, the cost of a PEB goes up by at least 20%. The frames must be substantially reinforced to take the dynamic loads, and at some point conventional hot rolled sections become the more sensible engineering answer. If your operation needs overhead cranes, say so at the first meeting. It is the single structural decision with the largest cost consequence.

Why fire fighting and MEP are always priced separately

Any contractor who quotes you a single per m² price “including everything” is guessing, and you’ll pay for that guess one way or another.

Fire fighting depends entirely on your area, pump size and activity. A general goods storage shed and a facility storing higher-risk materials are different worlds in Sharjah Civil Defence terms: different system classifications, different pump capacities, different coverage requirements. The system is designed to your activity, then priced, not the other way round. Electrical depends completely on your load in kW. A warehouse with lighting and small power is one design. Add process machinery, cold storage or heavy workshop equipment and the distribution, transformer capacity and SEWA connection requirements change entirely. Declare your realistic connected load early, including future expansion, because it drives both the electrical cost and the SEWA application. Underestimating it is one of the most common causes of late-stage cost surprises.

The 2026 factor: prices are rising, fast

Costs in the UAE market are currently rising steeply due to material shortages in the ongoing market scenario, with structural steel and related materials as the main pressure. Practically, this means two things for anyone budgeting a warehouse in 2026. First, a quotation from last year is not a budget for this year. Second, the gap between “planning to build” and “signing to build” now has a real price attached to it. One of the advantages of an EPC contract in this market is locking a fixed price with a contractor who procures early. On our projects, steel is ordered while foundations are still going in, which shortens the window in which the market can move against you.

Schedule is cost. Every month of program is overhead, financing and delayed operations.
